Commercial Roofing & Property Services
Responsive repairs, documented condition assessments, planned maintenance and replacement solutions for owners, property managers, facilities teams and general contractors.
Commercial capabilities
The goal is not just to repair a roof—it is to protect tenants, inventory, operations and the owner’s long-term capital plan.
Documented troubleshooting and targeted repairs for active leaks and localized failures.
Routine inspections, sealant work, drainage corrections and prioritized maintenance scopes.
Clear documentation for acquisitions, budgeting, due diligence and capital planning.
System-specific scopes for tear-off, cover board, insulation, recover and replacement projects.
Restoration, flashing, wall transitions, sealants and water-intrusion corrections.
Consistent reporting, repair prioritization and coordinated service across multiple assets.
For HVAC & mechanical contractors
K² coordinates the roofing and waterproofing details that surround rooftop equipment so mechanical changeouts, new penetrations and curb work are completed without leaving the building exposed.
New and replacement curb installation, curb modifications, reflashing and watertight integration with the existing roof system.
Installation, repair and resealing around irregular penetrations, structural supports, piping and equipment connections.
Roof openings, pipe and conduit penetrations, support details and compatible flashing tied into the surrounding assembly.
Roofing coordination during equipment removal and replacement, including temporary weather protection and final waterproofing.

System selection and repair strategy should reflect the existing assembly, drainage, deck, insulation, traffic, warranty needs and operational constraints. Select a system to learn how it is used and see its typical service-life range.
A single-ply membrane commonly used on low-slope commercial roofs. The membrane sheets have heat-welded seams, while the system itself may be mechanically attached or fully adhered. Thickness, insulation, drainage, flashing details and maintenance all affect performance.
A single-ply membrane valued for resistance to many chemicals, grease and oils. PVC sheets have heat-welded seams and may be installed as a mechanically attached or fully adhered system, making PVC a frequent consideration for restaurants, manufacturing and other demanding environments.
A durable synthetic-rubber membrane that may be mechanically attached, fully adhered or ballasted. EPDM seams are joined with tape or adhesive rather than heat welding. It is proven nationwide but is installed less frequently than TPO and PVC in the Texas commercial market.
A multi-layer asphalt-based system installed with torch, cold adhesive or self-adhered products. Reinforcement and layered construction provide durability on low-slope roofs and detailed areas.
A redundant assembly built from multiple layers of asphalt and reinforcing felts, often finished with gravel or a protective surface. Proper drainage and regular maintenance are especially important.
A concealed-fastener metal system designed to accommodate movement while limiting exposed attachment points. Panel engineering, clips, seams and edge details are critical to long-term performance.
An economical metal system secured through the panel with gasketed fasteners. Maintenance should include monitoring fastener washers, laps, penetrations, sealants and areas of surface corrosion.
Fluid-applied restoration systems used over eligible roofs after repairs, cleaning and preparation. Coatings can extend service life, but they should not be used to conceal trapped moisture or failed components.
Waterproofing may include fluid-applied membranes, sheet systems, joint sealants, wall transitions, decks and below-grade assemblies. Expected life varies widely by product, exposure, movement, substrate and maintenance.
Service-life ranges are general estimates, not warranties. Assembly design, installation, climate, drainage, traffic, maintenance and existing conditions can materially shorten or extend performance.

Commercial reports should identify what is urgent, what can be maintained and what needs to be budgeted—not bury the decision-maker in a photo dump.
Commercial process
Document the roof, drainage, penetrations, transitions and reported problem areas.
Separate immediate repairs from preventive work and future capital needs.
Plan access, staging, tenant communication and completion documentation.
